JOB DESCRIPTION: MAINTENANCE SUPERVISOR

CLASSIFICATION: FULL TIME; NON-EXEMPT

SUPERVISOR: MANAGER OF FACILITY OPERATIONS

GENERAL STATEMENT

The Foundation of Shalom Park team has been providing maintenance services for over 38 years.  The Maintenance Supervisor is responsible for managing the day-to-day operations and ensures the physical aspects for 300,000 square feet of office, event, fitness center (with pools and tennis courts) and education spaces.  This position is responsible for interior and exterior maintenance and related purchasing and supply management. The Maintenance Supervisor will manage a team of 5-6 maintenance and grounds team members.

 

ESSENTIAL FUNCTIONS

  • Plan, schedule, and supervise the maintenance staff in performance of their daily activities including maintenance, installation and repairs, service requests, event set-ups, grounds and common area management.  Perform specialty or advanced tasks, such as HVAC repairs.
  • Hire, train, and develop maintenance staff and ensure safety practices are applied.
  • Create, monitor, and or perform (as needed) preventative maintenance plan.
  • Conduct regular safety inspections of the property, correct any unsafe practice or situation, and train all maintenance staff in the correct handling of chemicals, supplies, and equipment.
  • Participate in certain department meetings and support the Finance team with budget information, project updates, and client billing information.
  • Coordinate with vendors and contractors for installation, maintenance, and repair work.
  • Coordinate maintenance staff work schedules to ensure appropriate work coverage.
  • Work with Manager of Facility Operations to prepare specifications for major planned projects and inspect the work of vendors for quality and conformance to specifications, costs, and timelines.
  • Purchase / order maintenance supplies, materials, and certain equipment in an efficient and cost-effective manner. Ensure inventory is appropriately stocked and maintained.
  • Ensure service requests are appropriately assigned and completed by team within required time frame.
  • Maintain and update all assigned service requests using maintenance management software until assignment is completed and closed.
  • Ability to troubleshoot, make, or assess repairs, and train maintenance staff on various items related to specific trades (e.g., HVAC, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, new and renovated construction).
  • Oversee landscape team, grounds clean-up, and irrigation system operation.
  • Must comply with all OSHA safety regulations, federal, state, and local applicable laws regarding health, safety, or environment.

QUALIFICATIONS

  • Two years trade school program or equivalent education
  • Five years of experience in HVAC mechanical field
  • Commercial HVAC license a plus
  • Two years supervisor experience
  • Advanced level of understanding in the following basic trades: electrical, carpentry, plumbing, HVAC, painting, appliance, lock, and motor repair
  • EPA certified
  • Familiarity with Material Safety Data Sheets (MSDS)
  • Electrical, plumbing, and mechanical skills
  • Good customer communication skills
  • Dedication to working hard, being on time, and staying organized
  • Maintain a Valid NC Driver License with a good driving record
  • Ability to obtain a Pest Control license – with employer assistance
  • Basic computer skills (able to operate mobile device, PC)
  • Experience with Facility Dude software a plus
  • Must be available for regular work assignments, emergency calls, and work scheduled off-hours and emergency overtime
  • Effective communication and interaction with management team, partners, subordinates, vendors, or contractors, sufficient to exchange or convey information and to give and receive work direction
  • Ability to read blueprints

 

PHYSICAL WORK REQUIREMENTS

  • Onsite and in person
  • Ability to work on a regular and consistent basis (40-hour work week); overtime pay (as needed); possible weekend and holiday work (with prior scheduling or on emergency basis)
  • Standing, walking, and climbing required
  • Ability to lift and/or move up to 50 pounds
  • No travel required except to local hardware stores or equipment and material suppliers (use of company vehicle)
  • Maintain professional appearance and comply with uniform policy

The Maintenance Technician Level I will service all aspects of interior and exterior maintenance of commercial buildings ensuring the facility and equipment are in a safe good working order.

ESSENTIAL FUNCTIONS

  • Perform basic repairs and maintenance tasks as assigned
  • Conduct routine inspections of equipment and facilities to identify any issues that need attention and notify supervisor
  • Assist Maintenance Tech II in more complex maintenance tasks
  • Maintain records of maintenance tasks performed, parts and equipment used in a timely manner using maintenance management software until completed and closed
  • Adhere to safety protocols and guidelines
  • Knowledge of hand and power tools and keeping them in good working condition
  • Experienced in carpentry, electrical, plumbing, painting
  • Treat partners and employees with respect, courtesy, and professionalism
  • Taking out the trash when needed, and doing all facets of commercial building maintenance
  • Notify supervisor when inventory supplies need restocking.
  • Restock supplies
  • Be willing to work some nights and weekends
  • Participate in certain department meetings.

QUALIFICATIONS

  • Prefer two years trade school program or equivalent education
  • Understanding in the following basic trades: electrical, carpentry, plumbing, HVAC, painting, appliance, lock, and motor repair
  • Electrical, plumbing, and mechanical skills
  • Familiarity with Material Safety Data Sheets (MSDS)
  • Good customer communication skills.
  • Dedication to working hard, being on time, and staying organized
  • Basic computer skills (able to operate mobile device, PC)
  • Be available for regular work assignments, emergency calls, and work scheduled off-hours and emergency overtime when needed

GENERAL STATEMENT

The Custodial Technician takes care of cleaning our facilities. The goal is to keep our building in a clean, safe, and orderly condition.

ESSENTIAL FUNCTIONS

  • Clean designated facility areas (dusting, sweeping, vacuuming, mopping, cleaning ceiling vents, restroom cleaning, kitchens and other janitorial tasks
  • Carry out heavy cleansing tasks and special projects
  • Locking and securing rooms after use
  • Setting up rooms for functions, including lifting up to fifty pounds, such as tables, stacking chairs and other programming support tasks
  • Responding to and independently carrying out immediate customer requests
  • Notify supervisor of occurring deficiencies or needs for repairs
  • Works in a safe manner and recognizes unsafe situations. Takes appropriate action to ensure safety of themselves and others in building
  • Stock and maintain supply rooms
  • Cooperate with the rest of the staff
  • Follow all health and safety regulations
  • Participate in staff meetings as directed
  • Other duties as determined by the Custodial Shift Supervisor

QUALIFICATION

  • Proven working experience as a Cleaner
  • Willing and able to work nights and/or weekend hours with flexible shifts – 40 hour work week
  • Ability to handle heavy equipment and machinery
  • Requires standing, walking, bending, kneeling, stooping, crouching, crawling and climbing throughout the shift
  • Ability to lift and/or move over 50 lbs.
  • Knowledge of cleaning chemicals and supplies
  • Familiarity with Material Safety Data Sheets (MSDS)
